  • Secure Good Tenants
    We  advertise online to reach potential tenants and will sift through a large volume of applicants to find the best one for your property.  With access to tenancy databases, we  will thoroughly check applicants to ensure that they have a sound rental history.  Everyone has heard horror stories of “tenants from hell” with unpaid rent and damage to property. Securing a good tenant is an important step and  often the extra time spent at this step clearly pays off in the long run!
  • Looking after your legal obligations
    In our ever-changing world where legislation around renting continues to be amended, it’s more important than ever to ensure that as a Landlord your legal obligations are being upheld.  We have a wealth of knowledge about tenancy laws and are required to stay up to date with the legislation around renting.  This enables us to mediate any issues that may arise with the tenant on your behalf while maintaining a professional relationship with the tenant.
  • Accurate and up to date collection of Rent
    We are able to track rent payments and issue reminders as soon as rent becomes overdue.  Rent is recorded using software designed for the purpose. Many private landlords find the task of maintaining rent records the most difficult, especially where a tenant doesn’t pay regularly and there are often arrears.
  • Manage Bills and Paperwork
    As well as collecting rent, your Property manager will ensure that any bills are paid on time (Rates, Strata levies, Water Rates, Insurance, Maintenance invoices).  At the end of the financial year, they will provide you with a detailed statement of rental income and any expenses that have been paid by the Property Manager on your behalf.
  • Conduct Regular Inspections
    We recommend routine quarterly inspections.  If the Property manager has concerns about any cleaning issues (eg mould in showers, marks to walls, dust on fans etc) regular inspections allow them to communicate concerns and offer advice to the tenant on best appropriate cleaning products for particular surfaces.  These inspections also ensure that any maintenance issues are potentially identified early ensuring that small maintenance issues don’t escalate to large expensive maintenance issues.  We always carry screw drivers/allen keys with us – if something needs tightening (eg towel rails/toilet toll holders) we will do it there and then – no need to call a handyman!
  • Maintenance Requests
    We identify and possibly trouble shoot small maintenance requests from the tenant first rather than calling in a tradesperson.  If it is beyond their expertise, we will notify you that a tradesperson is required and if necessary obtain quotes for the work to be done.   

Every property is different and we want to make sure your property management is tailored to your needs. We offer a range of options to suit each customers needs. After reviewing your property and management needs we will present the best option for you. Changing property manager is easy.  You will need to give your current Property Manager a minimum 30 days notice – or less if agreed by both parties.  You don’t have to wait until the end of your tenant’s lease to make the change – once notice has been given, the tenant’s will be advised of the change of management and your Property Manager will take care of the rest to make sure it is a smooth transition.

We can most certainly let you know about all repairs.  Some owners only want us to contact them if the repairs are going to cost over $300.  If you would like to be contacted about every repair that is needed irrespective of the cost, we can absolutely do that.  

When your property needs a new tenant, we will advertise on www.realestate.com.au as well as a number of other websites.   The current cost of a rental ad is $35 – we only charge you what our cost of the ad is. Depending on the scenario we may also charge a letting fee of one weeks rent + GST covers our time in viewing applications, checking database and references, showing the unit to potential tenants and then preparing the lease documents.  We also prepare a comprehensive Entry Condition Report for property.

Your tenant will pay rent into a Statutory Trust Account – all rent payments are receipted daily and will be disbursed to your nominated bank account each month. We also have the option for fortnightly disbursements if prefered.

We have excellent Body Corporate knowledge and can generally advise you on what is covered by Body Corporate and what is not.  We will happily liaise with your Body Corporate on your behalf where necessary and ensure that you don’t pay for something that is covered by your Body Corporate.
